Per direction from the SROA Board of Directors as part of their 2025 work plan, SROA staff created a task force to provide recommendations for updating the Sunriver Rules and Regulations. The task force makeup includes 18 owners, 1 police representative, 1 property manager and 3 staff. 

The task force will review the existing rules and regulations document that has been intermittently amended over the past 30 years.

Over the next few months, the process will also include:

• Create a preliminary draft for Covenants Committee review
• Owner forum explaining proposed changes and owner review/comment on changes
• Task force will review and include owner comments, if needed. Will also be reviewed by legal counsel
• Create a draft document. SROA Board will approve a first reading and open owner comment period for additional input. Comments will be reviewed and included, if needed
• Final draft to the SROA Board for adoption, likely spring 2026

This update is intended to make the rules and regulations relevant to current community operational desires and appropriate behaviors that affect livability, safety and community function. Also, as part of the project, a desired outcome is the distinct separation of the rules and regulations from the criteria and standards of the Design Manual.

Because these rules and regulations affect every owner and guest to Sunriver as well as the overall livability of the community, the task force is seeking owner comment now – at the initiation of their work. They want to hear from you before they dive deep into the task before them – they are asking you to provide your thoughts and comments about the rules applicable to living in and visiting Sunriver.

As the project progresses and drafts of the revised rules and regulations are created by the task force, there will be additional opportunities for owner comment. Ultimately, the board of directors will decide on the final version of the Rules and Regulations as amended – tentatively scheduled for mid-2026.

Once all comments and suggested revisions to all sections are decided upon by the task force at subsequent meetings, a second full draft will be created and considered for final revisions and recommendation from the task force to the Covenants Committee for their review.
