What is Sunriver?

Sunriver is a planned residential and resort community southwest of Bend in Central Oregon. Located near the base of the Cascade Mountain range, Sunriver's 3,300+ acres (approximately 5.12 square miles)  are part of Deschutes County, but the community is essentially self-governing. The Sunriver Owners Association (SROA) is governed by a nine-member board of directors. SROA staff provide administrative services, recreation programs and facilities, and maintain more than 65 miles of roads, 33 miles of pathways and a variety of community amenities.

The Sunriver Fire Department and Sunriver Police Department are part of the tax-based Sunriver Service District, a special service district within Deschutes County government.

There are four types of development in Sunriver

Residential areas: There are 4,206 homesites (94% buildout) consisting of privately-owned, single-family homes and condominium units. Ownership of each property or condominium unit includes membership in the Sunriver Owners Association and entitles owners to use of the commonly owned recreational amenities such as pools and tennis courts. Monthly maintenance fees fund the operation of the association.

Recreational Facilities: Located on common areas and owned/administered by the Sunriver Owners Association, they include the North and South swimming pools, 26 tennis courts, sledding hill/amphitheater area, Fort Rock Park, Mary McCallum Park and 33 miles of pathways for pedestrians and bicycle riders.


The Sunriver Resort: Owned and operated by Sunriver Limited Properties and Destination Resorts, resort properties include the lodge complex, the Woodlands and Meadows golf courses, airport, marina, stables and other resort-affiliated facilities.
Sunriver Environmental LLC is owned by the resort and is responsible for water and sewer services in Sunriver.

Commercial Development: In addition to Sunriver's commercial core, including the Village at Sunriver, there is a north grocery store/gas station on Cottonwood Road. The Sunriver Business Park a short distance west of Sunriver's main entrance on South Century Drive.
