Progress being made in phase one of mall redevelopment

The first phase of Rediscover Sunriver Village’s mall redevelopment effort is beginning to show results. Nine attractively landscaped berms now undulate through what used to be the wide open and often empty sea of pavers in the north end of the village. Aspen trees sprout from the sod-covered mounds. Some of the mounds feature benches and one will have heavy beams protruding out at various angles for visual appeal.
The sites formerly occupied by buildings 0, 3, and 11 have been converted into grass-covered open, park-like space. Views into and through the mall are more open in several directions. Construction fencing has been removed from around the former building sites and the areas are now open to the public.
RSV and its contractors are replacing the roofing and remodeling the second floor dormers and windows on “retail row,” buildings 23, 24 and 25 which house Signature Imports, Buffalo Girls, Cate’s Trading Company, Sunriver Rock & Gem, The Oregon Store, Sunriver Books & Music and Your $12.99 Store.
Blue composite shingle roofing material replaces the original red metal sheet roofing. The expectation is the shingles won’t shed snow as abruptly as the metal roofing did, giving shoppers a break from unexpected avalanches of snow that used to slide off with little warning.
There have been glitches during the roofing project. The roof of building 25 was unprotected when the first snowstorm of October blew through unexpectedly. Water got into a couple of occupied spaces, dripped down onto retail displays and prompted a scurry to protect merchandise and office equipment. Damage was limited to some wet insulation and carpet. By the time the second storm of the season hit about a week later, crews had figured ways to keep water out of buildings that were in the process of being re-roofed. During public presentations earlier this year, RSV indicated building 22, which houses Goody’s, would be the first to be remodeled. Now, it is apparent they are working along “retail row” from south to north toward Goody’s, and that Goody’s is next.
RSV said it wanted the Goody’s building to showcase their design plans for the entire village. Included in plans for the remodel of building 22 are stone columns, extended covered patios, new windows and new (recycled) oil-stained siding and more of the blue composite shingle roofing material. Goody’s was said to be working with RSV architects to remodel the interior of its store at the same time, possibly in time for the Christmas holiday.
Elsewhere, crews were rebuilding some decks, stairs and ramps around the small courtyard bordered by Village Bar & Grill, Ameri-Title, Prudential Realty and Discover Sunriver Vacation Rentals.
Still to come in phase one of redevelopment are planned exterior remodels of building 4, which houses Aloha Café and Cushman Tebbs Sotherby’s Realty, and the skating rink. RVS plans to raise the roof of the skating rink several feet, construct a warming house, install skylights, new skate concession and public restrooms at the rink.
Deconstruction of buildings 2, which houses RE/MAX Sunset Realty, and 6, current home of Village Bar & Grill, is also part of RSV’s phase one redevelopment plan. RSV officials said that Village Bar & Grill would move to building 19 formerly occupied by El Pescador restaurant and The Paper Station.
Phase two redevelopment is supposed to include new construction of a visitors/welcome center, an outdoor plaza around the Country Store which itself will be remodeled and expanded, and deconstruction of buildings 7, 8, 9 and 10.
