SROA and Sunriver Resort agree on property exchange

Sunriver Resort and the Sunriver Owners Association have agreed to the details of a property exchange of about 33 acres of Resort-owned land for the 1.54 acre SROA-owned South Pool property located in the heart of Sunriver Resort. The Consolidated Plan of Sunriver allows for an exchange of properties between SROA and resort or commercial property owners, however, any proposed exchange requires approval by vote of the association membership.

The proposal includes SROA rescinding deed restrictions on a number of parcels in the core of Sunriver Resort. Deschutes County zoning and SROA Design Committee standards would still apply to these resort parcels.

A special election for this purpose will take place in April 2012. Ballot packages will be mailed to all owners of record of Sunriver properties/units March 19 with the election closing at noon, April 19. In order for the ballot measure to pass, at least 60 percent of those SROA members who cast ballots must vote in favor of the exchange and lifting of deed restrictions.

In exchange for the South Pool property and lifting deed restrictions on the resort parcels, SROA would obtain seven parcels of land now owned by the resort.

New riverfront access points, property south of Mary McCallum Park, a tennis court, a parking lot and ownership of two roads that SROA has long maintained are among the holdings SROA will gain in the exchange. The proposed property exchange would transfer to SROA the following resort-owned parcels:

• 1.90-acre golf course maintenance facility located adjacent to SROA campus on Abbot Drive

• 3.62 acres encompassing Deschutes Road (leading to Mary McCallum Park)

• 13.78-acre pasture 11, including frontage on the marina lagoon, (due east of Hola! restaurant)

• 10.27 acres south of Mary McCallum Park

• 1.05-acre tennis court (old championship court) in the north courts area

• .58-acre north courts parking lot

• 1.47-acre stretch of West Core Road (runs between circles 6 and 9 accessing North Pool & Woodlands)

“There are a lot of possible uses for the parcels, not the least of which are riverfront access and another tennis court,” said Bob Nelson, SROA board president. “Come on… more than 30 acres in exchange for 1.5 acres? I’d say that’s a good deal for us and we need to seize this opportunity. Other than initial costs, this (property exchange) does not cost the owners a thing,” added Nelson.
