Groundbreaking ceremony held Sunriver property owners were invited to attend the groundbreaking ceremony at the old amphitheater bowl.
Board approves LCG Pence as general contractor Sunriver Owners Association Board of Directors unanimously selected LCG Pence Construction, LLC of Salem, Ore., to be the general contractor for the amphitheater project.
The decision was based on the recommendation of SROA's Development Task Force (DTF). Over a period of two months the DTF reviewed the qualifications of 12 general contractors, issued a request for proposal from four finalists, reviewed the submitted proposals, compared them based on ten criteria, then listened to each candidate's presentation and interviewed them before arriving at a conclusion..
Read more Board schedules special meeting The SROA Board of Directors announced a special meeting for 1p.m, Friday, Dec. 10 to select the general contractor for the amphitheater project and to authorize the Financial Task Force to request a loan commitment letter from Bank of America for project financing.
Owner suggestions incorporated into design As promised in the December Sunriver Scene, here is the list of owner suggestions incorporated into the facility or site design of the project. All ideas and suggestions submitted by Sunriver owners were evaluated by the Development Task Force for inclusion in the final design. Click here for the list.
General Contractor candidates narrowed to four finalists The original 12 general contractors who submitted proposals for the amphitheater site project have been pared down to four finalists by the project development team. Interviews with the four will take place during the first part of December.
Plans submitted to SROA Design Committee and Deschutes County Plans for the amphitheater site development were submitted to SROA's Design Committee for preliminary review at their Nov. 19 regular meeting. The plans passed their preliminary review with some conditions of approval. The architects and SROA representatives will bring revised drawings to the Design Committee's Dec. 17 regular meeting.
In the meantime, since the plans were approved, with conditions, SROA has submitted the plans to the Deschutes County Development Department, which also must review and approve them before the project can move forward.
Community input closes, project enters submittal phase Sunriver's amphitheater project architect, Group Mackenzie, alongside SROA's Communication and Development taskforces, concluded their community input period on Nov. 1. During this phase, owners were again asked for their opinions and insights relative to all major categories of the amphitheater project. The architectural team was able to incorporate many of the thoughts and suggestions, yielding an enhanced design and development set of plans now ready for Deschutes County and SROA Design Committee reviews.
"Our architectural team reviewed every suggestion that we collected along the way," added John Salzer, Communications Taskforce chair. "In all, we were able to find ways of including well over 30 owner suggestions, ranging from smaller items such as pathway circulation and bike parking, on up to larger ones like the addition of restrooms in the park area and pool grounds."
A complete listing of all owner driven changes and enhancements to the project has been compiled by the team and will be available on the association website. The project now shifts gears again, as it heads towards the submittal and review processes of both Deschutes County and the SROA's own Design Committee. The upcoming submittal and review phases of this project will most likely continue through February. During this timeframe, the architectural team will also be making their final decision regarding selecting the project's general contractor as well as concluding their overall financing package. SROA's development team, lead by their general contractor, is expected to be working on site by early spring, 2011. "We certainly have a lot more on our plate to accomplish," said Palcic, "but with our members' input now completely plugged into the plans, we can move forward with confidence."
Neighborhood Meeting held in October In accordance with SROA Design Committee Manual of Rules and Procedures, two neighborhood meetings were held to present the proposed development/use of the SROA Amphitheater Development on Beaver Drive. The purpose of these meetings was to provide conceptual plans and information and receive community input from those interested.
Webinars held Live seminars on the Internet were also held in
October to give owners an
opportunity to see and discuss what project architects and owners are
suggesting for all components of the project.

Online "iWorkshop" gives owners additional opportunities to shape project's final design
The Communications Task Force instituted "iWorkshops" to
facilitate information dissemination and owner input during the
amphitheater project's design development phase. Between Sept. 1 and Nov.1, interested owners were able to view view
components of the overall project, i.e. indoor aquatics, outdoor
aquatics, amphitheater, fitness, etc. All owners with interests in
specific components were be able to submit their comments, suggestions
and recommendations through an online form.
Owner representative hired The SROA Board of Directors took the initial step toward converting the
amphitheater design concept into reality at the Aug. 21 regular
meeting when it selected Tetra Tech, Inc., as professional owner
representative for the project. As the association's representative, Tetra Tech will
assist the board and staff throughout the duration of the project in all
facets of construction management, funds control and performance
guarantee.
"The selection of Tetra Tech holds several advantages for our
association," said Bill Peck, SROA general manager. "First,
their leadership and professional expertise will prove invaluable as
our work progresses. More importantly, in lieu of a payment and
performance bond, Tetra Tech provides a performance guarantee that will
ensure completion of the work. In the event of a default by the
contractor or a valid termination for cause by SROA, Tetra Tech will
step in as the general contractor and complete the project."
SROA officials believe Tetra Tech's comprehensive approach to overall
project management will provide consistency and efficiency, from
planning to financing and funds control, to the actual construction and
inspection verification.
"The first steps on a project of this magnitude are so important� having
a professional guide us will help ensure our success in
delivering a high quality product, on time and under our budget," said
Peck.
Tetra Tech, a publicly traded, global consulting and engineering firm
was incorporated in 1988. The company employed approximately 10,000
people worldwide in 2009. Yet, this large corporation has Sunriver roots
with James Gamble, vice president and director of the construction
management division calling Sunriver home. Gamble operates multi-million
dollar projects for clients throughout North America from his office
located in the Sunriver Business Park. Both Gamble's personal interest
as a homeowner in seeing this project succeed, and the logistical good
fortune of his local base of operations serve as added benefits to an
already solid resume.
Gamble's first task will be to assist SROA in the selection and contract
negotiation with an architectural firm for the final design. "It is our
intention to include James in all of the approaching development and
construction milestones," said Peck. "This is a very large and involved
project that will definitely require this kind of expert guidance.
Gamble will be working directly with the Amphitheater Development and
Financial task forces as owner representative and project consultant
throughout the project." |
